TITLE
INSURANCE Title insurance policies are issued on sale and
/ or loan transactions. After a review of all recorded documents a
determination is made on the present condition of the title to the
property. Title insurance policies remain in effect until the loan
is paid off or the property is sold. The American Land Title
Association (ALTA) provides the standards for title insurance
policies and what they cover. Kankakee Title writes their policies
through Chicago Title Insurance Company, the largest insurer
throughout the state of Illinois.
TRACT / LIEN SEARCHES
These types of searches are searches from the last deed of record
on a particular piece of property to the present date. The search
will include any liens or judgments along with the current tax
information on the property. This type of search is not
insured.
AGENCY CLOSING SERVICES
Professional closings on residential, commercial and agricultural
transactions are conducted by an experienced staff. Closings can be
CASH or with LENDER involvement. Closings are scheduled at the
Kankakee County Title Company office.
CONSTRUCTION LOAN ESCROWS
Construction escrows are services used by lenders and owners
to obtain construction disbursing services, mechanics lien waiver
examination, and title insurance coverage. Construction escrow
agreements are entered into to provide for the deposit and
disbursement of funds used to pay the cost of new construction
improvements to land. The agreement provides that the escrow trustee
be prepared to furnish a construction loan title insurance policy
with date down endorsements to the lender. Said policy and
endorsements are to provide interim title insurance assuring the
lender as to the validity, enforceability, and priority of its
mortgage lien limited to the extent of the mortgage proceeds
disbursed. Mechanics’ lien coverage is furnished by means of
Chicago Title Insurance Company.
